📊 Q1 2025 Real Estate Market Update — Archuleta County (Pagosa Springs)

As the snow begins to melt and Pagosa Springs heads into spring, we’re reflecting on a strong start to the year in Archuleta County real estate. The first quarter of 2025 brought more activity, rising prices, and signs of confidence in our local market — for both buyers and sellers.

Let’s take a closer look at what the numbers tell us.

🏡 Inventory Is Rising — and So Are Opportunities

In Q1, we saw a steady increase in new listings compared to the same period last year:

  • New listings through March: 145 (up 18.9% year-over-year)

  • March alone brought in 72 new listings — a 20% increase from March 2024

This uptick in inventory is great news for buyers who’ve been waiting for more choices, especially after recent tight conditions. But sellers should also take note — more listings mean more competition, so pricing and presentation matter more than ever.

📈 Prices Are Still on the Rise

Median home prices continue to trend upward:

  • Median Sales Price Q1$604,000 (up 9.7% from Q1 2024)

  • March median: $641,264, showing strong closing activity for higher-end homes

Average sales prices for the quarter also increased slightly by 3.6%, indicating stability with some strong individual sales balancing the mix.

🔄 Homes Are Selling Faster — But Timing Varies

While March saw a rise in days on market compared to the same month last year (+15.1%), the overall quarterly days on market fell by 11.3%, meaning homes are generally moving faster than they were in early 2024.

This suggests that well-priced homes — especially those with desirable features or updated interiors — are catching buyer attention quickly.

💡 Key Q1 2025 Takeaways for Archuleta County:

New Listings: 145 (up 18.9% year-over-year)
Sold Listings:
 70 (up 29.6%)
Median Sales Price: $604,000 (up 9.7%)
Percent of List Price Received: 96.4% (up 1.0%)
Days on Market Until Sale: 134 (down 11.3%)
Months Supply of Inventory: 5.6 months (up 12.0%)

🧭 What This Means for Buyers & Sellers

If you’re buying:
This spring offers more inventory and better opportunities, but desirable properties are moving quickly — especially in walkable areas near downtown or with mountain views.

If you’re selling:
Buyers are active and willing to pay strong prices — particularly for homes that are clean, well-marketed, and priced strategically. Homes that show well and hit the market now are positioned to benefit before even more inventory appears in late spring and summer.
