What is a Brokerage Disclosure to Buyer?

You have probably all heard of this disclosure form while looking at properties to purchase, but what is it?

A Brokerage Disclosure to Buyer is a disclosure required by the State of Colorado that defines the working relationship between you and a broker. There are three types of representation in Colorado: Transaction Broker, Buyer's Agent, and a customer. The default relationship is a Transaction Broker. You should be aware that in Colorado, all brokers are required to disclose their relationships before any confidential information is conveyed by you.

So if you see a broker or agent send you this disclosure, do not worry, any broker or agent you talk to should present and explain this disclosure upon first contact.

Let me know if you have any questions!
