As we reflect on the first quarter of 2024, the real estate market in La Plata County, including Durango and Bayfield, saw a slower start compared to previous years. Units sold and available inventory were down, particularly in the Durango In-town market, which experienced a 43.5% drop in units sold, and resort market condos and townhomes, which saw a 36% decrease.

The slower activity during January and early February was largely due to winter weather, which typically affects market momentum. However, as spring arrived in March, the market began to show signs of revitalization, indicating a potentially strong second quarter.

The soaring cost of insurance has been the primary driver, with some communities facing cancellations or non-renewals of their coverage as national carriers exit the market. In some cases, premiums have surged more than tenfold, forcing some HOAs to more than double their monthly fees. Combined with decreasing rental revenues, this has led some investors to sell their properties, causing prices to soften in this sector. This trend is expected to continue into the spring and summer, especially as we approach wildfire season.
